The collection of unit key is based on apppointment and you can contact the management to set the date and time you want to collect the key once the loan is cleared and after you receive the letter from them (very soon).
The management office is allocating 15 minutes for each keys handover and settle some paperwork, frankly I do not think it's enough, but anyway it should be quick, because you don't have to submit your defects form on the spot. Instead, you can take your own time and take photos on the defects and submit to the management office/main contractor few days later.
Take your time on the defects. Pay more attention to the windows, door locks, loose plug-points. Overall the wall and ceiling finishings is okay. Maybe some uneven paint, which you can submit as defects as well.
From what I know, they will have to rectify the defects within 21 days, after acceptance by the main contractor.

I also haven't receive my copy, i understand that the letter date is
on 12 May. Our finance must disburse the claim with in 14 working days which is due on this comming friday. else, buyer has to pay for the interest.
For my case, my finance still not receive the bill due to wrong addrees (st***d mistake)...and Haluan tak Mulia not cooperate at all to address this issue....i've enough passion with them...anybody receive the letter???...
I just received my letter to request last payment of 12.5%, together with outstanding accumilated interest amount RM838.
I am not sure what to do now, and will request to waive the overdue interest, possibly will pay for all the charges.

If you refer to your Sales and Purchase Agreement with Haluan Malia, Clause 28 Completion of common facilities states that,
"(1) The common facilities serving the said housing development shall be completed by the Vendor within thirty-six (36) calendar months from the date of this Agreement.
(2) If the Vendor fails to complete the common facilities in the itme the Vendor shall pay immediately to the Purchaser liquidated damages to be calculated from day to day at the rate of ten per centum (10%) per annum of the last twenty per centum (20%) of the purchase price."
I have signed my S&P in Aug 05, and I've only received the Statement of Account on Delivery of Vacant Possesion end of last month (May 08), so it's way over 36 months. I've sent enquiries to Tribunal for Homebuyer to ask about late delivery charges to developer and I was asked to refer to the provision in the Sale and Purchase Agreement on the time for delivery of vacant possesion which is based on Schedule H Housing Development Act 1966.
I shall proceed to write a letter to Haluan Mulia on the day I collect the keys and make payments (to Haluan Mulia and Midlane Services).
I suggest you do so too, if your units are completed later than 36 months after you signed the S&P with Haluan Mulia. If they refuse to pay, I shall file my report with Tribunal for Homebuyer Claims.

It's me again. Just to correct my post
I have signed my S&P in Aug 04, and I've only received the Statement of Account on Delivery of Vacant Possesion end of last month (May 08), so it's way over 36months.
Thus i shall proceed to request for late delivery charges from Haluan Mulia based on Clause 28 of our S&P agreement.
Have visited the site office this morning, talked to miss pakea about my late charges, got to know it was actually dued to bank/lawyer side being delayed.
I found they have good documentation, and on every releases, they sent the invoice to respective bank by hand. By then the notification sent to us was already few weeks later.
I got to know from the Panel contractor that they have quite reasonable prices for grill, but kitchen cabinets are a bit expensive, in which we could get similar pattern with less outside.
Need your comments too.

I have filed my claim for LAD with Tribunal for Homebuyers Claims, and when I wanted to serve the copy to Haluan Mulia's sales office, they did not want to accept the copy. Instead, the management of Haluan Mulia has given assurance that they will settle the LAD after they have distributed the keys to individual buyer.
But we have to bear in mind that there is a deadline for the claim to be valid, as follows:
The Tribunal may hear claims from buyers on condition that:
a) A claim is filed no later than 12 months from the date of
i) issue of the Certificate of Fitness for Occupation (CFO) of the property; orii) the expiry date of the defect liability period as set out in the Sales and Purchase Agreement.
b) The Sales and Purchase Agreement involves housing accommodation built in a residential area.
c) Each claim does not exceed RM50,000 per cause of action unless
i) the claimant agrees to forgo the balance of the claim; orii) the acquiescence of the developer is obtained in writing for the matter to be heard at the Tribunal.
d) Sales and Purchase Agreements signed before 1 December 2002 can also be considered provided:
i) the claims fulfil the criteria stated above
I suggest anyone who is eligible to claim LAD to follow up closely with Haluan Mulia, or file your record to Tribunal as soon as possible.
