Swimming Pool Rules and Regulations

The swimming pool Rules and Regulations sign board has been put up last few days.

Pool operation hours is 7:00AM - 10:00PM daily

IMPORTANT: No life guard on duty

Residents are encourage to obey all rules and regulations the building management put up.

The resident flouting any of the above rules will be given a verbal worning for the first offence. Resident and any of their guest will be asked to leave the pools for any subsequent offence.

The use of this pool is at one's own risk.

Where is our bill for water usage?

Some owners have come to notice that we have not receive the bill for water usage since handing over on June 2008. Residents not wish to receive the bill of water usage later which the ammount is accumulated back from June 2008.

It is also a concern of the residient that the water usage charge is at commercial rate, in which is double of the price of normal residential rate.

By googling, if the land status of the condo is commercial, one can expect that the quit rent, assessment and the utilities bills will be charged at commercial rate which is higher than the rate for residential status.

This issue should be raised by the residents to the management office from time to time, in order to find out more about the statuses.

Swimming pool are not maintain well...

As we know some time back, we have issues with swimming pool water filter motor faulty, and that causes the pool water becomes more dirty day to day.

According to the technicians, they said that the caused of the fault were dued to users / swimmer without proper swimming attire, the micro atricles from shirts and pants accumilated in the filter that greatly restrict the water flow through the filter, the motor was loaded heavily and eventually failed.

Some residents requested the maintenance office to put up a sign-board at the pool side for swimming pool regulation and user's requirements, but it seems not been carried out.

As most residents suggested that users of the swimming pool should follow the regulation as stated in the Rules and Regulation booklet.

Renovation Contractors

Is anyone of you has choosen the renovation contractor for your unit yet?

Seriously, anyone has any feedback about the appointed panel contractor? and will the panel contractor provide good service to us?

Should we compare the services provided by panel contractor with Midlane Services Sdn Bhd (Management Office)? Actually they are not from the same company, it's not fair also to do such comparison. But because we have enough passion with the Management Office and should carefully think about it, right?

However, if all of us using the same appointed contractor, will this contractor provide a Good Service and Quality Work to everyone and deliver the job on time to everyone?

Anyway, if anyone can share out their trusted contractor which can provide quality work with reasonable price, do please recommend it.

Collecting unit key of your sweet home

Greetings to all owners!

The collection of unit key is based on apppointment and you can contact the management to set the date and time you want to collect the key once the loan is cleared and after you receive the letter from them (very soon).

The management office is allocating 15 minutes for each keys handover and settle some paperwork, frankly I do not think it's enough, but anyway it should be quick, because you don't have to submit your defects form on the spot. Instead, you can take your own time and take photos on the defects and submit to the management office/main contractor few days later.

Take your time on the defects. Pay more attention to the windows, door locks, loose plug-points. Overall the wall and ceiling finishings is okay. Maybe some uneven paint, which you can submit as defects as well.

From what I know, they will have to rectify the defects within 21 days, after acceptance by the main contractor.

Anyone got their unit keys?

Hi readers,

I got the information that someone's bank account had been debited the last 12.5 per cent (approx. RM25K) from their respective bank loan account, and yet to receive notice to collect keys.

According to mbeeleng, Pakea mentioned that she will handover keys to 10 purchasers per day due to high ammount and time consuming.

Please let all the readers know if your unit is being processed, and you got the keys.
